In the southeastern quadrant between E Howe Springs Road and Route 301, there is a small neighborhood called Ashwood Estates. It is made up of moderately priced homes that appeal to first-time homebuyers or people looking for a modest move-up home. The neighborhood is predominantly composed of mid-sized single-family homes with three or four bedrooms and small studio to two-bedroom single-family homes. There are not many renters here, but the majority of the properties are owner-occupied. The homes are well-established and built between 1970 and 1999, while a fair number of residences are also newer than that.

2. Wren Creek

Wren Creek is located in an area of the city that has a blend of medium-sized single-family homes, smaller homes, and high-rise apartments. 4. Summit at Oakdale

At the westernmost edge of Florence you’ll find the Oakdale neighborhood, and nestled in this area is a new development called the Summit at Oakdale. Right now, builders are accepting orders to build custom new homes. Prices vary depending on the model and amenities you choose. The majority of homes are mid-sized “move up” homes that have an average of 4 bedrooms, 2 baths, with two stories and a garage. The majority of real estate in this neighborhood is owner-occupied. The surrounding homes in the Oakdale area are more established but still built fairly recently, between 1970 and 1999.

5. Wilson Heights

  • Median Income: Modest incomes can afford the starter homes in this neighborhood.
  • Average Home Price: $80,000

Located along Wilson Road, this small 0.44 square mile community is well-established. Homes in Wilson Heights are small starter-sized and are mostly built between the 1960s and 1980s. This is one of the more affordable neighborhoods in Florence. 76% of the homes in this neighborhood are owner-occupied, while the rest are tenants.
